Creating an additional seating area to a local home
A local resident based in Rotherfield, Crowborough asked us to help them come up with a small seating area to the outside of their property.
The homeowner wanted to take greater advantage of their garden as well as adding some extra space to their home. Their requirements were not for a large conservatory but for something that could work as a flexible extra space.
Newlite suggested a glazed extension to create a useable extra room
The property already had new French doors coming off the kitchen, therefore it made sense to utilise these doors as the entrance out to the new glazed extension.
A built up patio was already in place but these needed extra work in order to achieve several objectives.
It was important that the footings of the new glazed extension reached solid ground and this was achieved by digging appropriately and preparing the patio area accordingly.
It was also necessary to move the existing drain to a new location so that it was not positioned inside the new glazed extension.
As this property was a bungalow, it was also very important to get the correct pitch from the existing roof. Careful measurements and calculations enabled this to be achieved so that the lean-to blended in with the property and came out correctly from the existing roof.

Latest generation glass and PVCu frames help create a comfortable space.
We installed the latest specification multi chamber PVCu frames and windows as well as the very latest in in-line sliding patio doors. All of these products not only provide lots of extra light but also work to provide ventilation when windows are needed to be open as well as a good access through the patio doors, out into the garden.
The windows, screens and doors were all fitted with the latest in double glazed units comprising warm edge spacer bars, low-e glass, argon gas fills and planitherm total plus glass.
For the roof we provided self-cleaning glass. This particular product is becoming very popular today as a great solution for conservatory roofs.
To the existing bungalow and to further help the new glass roof stay clean, we installed a raised box gutter. This helps any debris and rainwater drain into the gutter instead of onto the new conservatory roof.
